We offer Architectural design services with over 30 years of experience. Most of our designs are completed in a 3D format. We are a professional Licensed Architectural Firm based in Chicago, with over 5000 projects completed nation-wide as well as a handful of international projects.

We offer 3D rendering for interior and exterior of properties with site built qualities, as well as urban planning renders. Video, photo and clip formats are available.

We provide MEP design with a Licensed PE on staff. Knowledge of the latest codes for Electrical and Energy usage is at the forefront of our projects, as well as cost savings solutions.

If it requires any plans or permit, we can work with you on the proposal need for your type of project.

Need to know how many LEGAL units your building has? We provide a service to engage with the City of Chicago to locate this information when possible.

FOIA & Water, Meter Records provide us with detailed information on your building throughout the years. We can read and interpret the information to come to the final conclusion of your buildings’ status. Along with looking up many other resources of building information at the same time.

Zoning Certificates will provide you with knowledge up to 5 units whether your residential units are legal or not. Not sure if you have a legal basement or Attic unit? this is the service we would start your project with usually.

Interior Design Services for 100+ units, or the typical Single Family Home. We do it all, and we have a breakdown of packages from Basic, Intermediate, & Full Hands-on ‘Advanced Package’ through construction.

Basic includes renders only of your main project rooms. We include the visual design of your project without involving ourselves in the construction.

Intermediate includes renders, lists of products and a physical & digital binder of the design we come up with for your entire house. It includes 3 meetings: 1 on site before construction, 1 in office to discuss wants, and 1 final coordinate meeting on-site with your contractor of choice to explain the design.

Advanced includes all of the above (Renders, Design Lists for FF & E), and multiple (up to 8) site visits to make sure construction/design is moving smoothly. It also includes a budget option in the lists of products to meet any budget. If any products are not available or need to be replaced within the year of starting the project, we would find additional solutions. This project package is on-going and stops when your project ends. Additional Fees may be included outside of the scope of work.

Are you a developer out of the city or country and need an extra set of eyes on your project? We provide PM services as an additional line item on all of our projects. The approximate fee is from 4%-10% of the total construction cost, depending on the level of PM visits/reports necessary. We’ve project managed multiple construction sites, including new construction commercial build-outs and a couple of 90-120 residential unit buildings currently. Project Management can be anything you need it to be and in multiple states. Starts at $1,200 and increases as needed. The typical project management fee shall be provided upon review of the necessary project. We have project managed nation-wide and can travel as needed. With experience in Zoning + Building Departments, we are able to navigate confusing situations with your contractors and developers on or off site, on paper or on the field.

We offer VR ‘Virtual Reality’ walkthroughs of your project. This add-on service means you’ll be saving money on construction mistakes by seeing your project before you finalize your layout. You’ll be able to visualize the project as if you are walking through the space, and request changes on demand that can be made through iterations of the VR project. These are glasses that you put on and we can walk you through the project, of every corner and inch of the building. VR requires a purchase of a Render or Interior Design package, which would be provided as an upfront cost with your proposal.

Have a complex project or looking to build new? Not sure what you can build? Aware of building issues but unaware of the depth of problems and want to know more before you buy? A starter service with an architectural & zoning consultation is the package for you. The cost starts at $1,800 and has previously saved clients hundreds of thousands of dollars per project basis. We offer self certified projects for an additional cost. Self certified permit applications are typically issued a permit within 10 business days if all contractor licenses are valid and there are no building violations or stop work orders on the property.

All of our Illinois projects include automatic expediting in the cost of the project. Typically, Architects separate their consultant fees to make it look cheaper, then charge more in the end [they look cheaper up front]. We’re a complete full service firm and provide the full package, with an upfront cost.
